At its General Membership Meeting on November 7th, the BPNA voted to support the repeal of the 80% rule. The 80% rule is part of the City of Tampa Zoning Code that allows for the split of one lot into two provided that the resulting two lots are at least 80% of the square footage of a legal lot within the zoning district. For example a lot with 110 feet of frontage and 100 feet of depth within a RS-60 zoning district could be split into two lot with 55 ft of frontage. The rule was developed with the intent to incentivizedevelopment within disadvantaged areas. In fact, it has been used to increase speculative development in desirable areas.
